Our property is clean, safe and ready for your arrival. We follow all local, State and federal requirements for maintenance, cleaning, disinfection, and sanitizing of this property in order to ensure the highest standards of cleanliness. When you arrive, you will find gentle reminders and helpful infographics on COVID-19 safety as well as a clearly-poste notice stating the date and time that the house was last cleaned and sanitized. To comply with social distancing guidelines, we will welcome you remotely with our web check-in procedures, but we are here for you! For any questions or concerns about your stay, resources on COVID-19,and the strict procedures we follow to prepare this house in-between guests, please contact us directly by message. We will be happy to provide you all the information needed to set your mind at ease.

Preparing for Your Stay

At Real Estate Gizmo, Inc, we understand how important it is for you to feel at home and comfortable with your vacation home. Your enjoyment of our home is our #1 priority, andit is important to appropriately set your expectations and openly communicate about what to expect while staying with us.

Our homes have a lot more living space than you find in a typical hotel room. The homes are complete with a fully equipped kitchen, and your own private swimming pool. Beds are made in all homes prior to your arrival, and included are multiple Cable-TVs, Free Wi-Fi, and Parking.


Real Estate Gizmo provides starter amenities in the home for your convenience. Below is a list to help you plan:

*) Beds are made up and ready for your arrival. The home is equipped with a Washer & Dryer for your convenience. You may use these if bed linen and towels need to be washed during your stay.

**) All supplies beyond the initial setup are the responsibility of the guest. Beach Towels, beach chairs, pool toys, are not provide, but may be available at the home for your use.

OPTIONAL RENTALS must be booked a minimum three days before check in. Ex. Air Mattress, Pack n Play, and Highchair. Late Rentals are not guaranteed until paid and confirmed. For additional requests, contact Real Estate Gizmo, Inc. prior to arrival.


For your convenience, a Welcome Letter with additional arrival information will be emailed to you a few days prior to arrival. All our properties are equipped with keyless entry locks, so you will not need to pick up any keys from our office. The Lock Box code will be valid for the duration of your stay.


We take great pride in the maintenance and upkeep of our homes.  We simply ask that you treat them with respect as you would your own home.  

  • Please pile used towels on the floor in the bathrooms.
  • Please take the sheets & pillow cases off the beds and pile them on the bedroom floors, so our cleaner can quickly find all the linens that need to be washed.
  • Load and run dishwasher.
  • Empty the refrigerator and cabinets of all food. Discard all trash and food in the appropriate outdoor trash bin.
  • Leave A/C thermostat at 79 degrees.
  • Turn off all lights & return any moved furniture back to its original spot.
  • Close and lock all exterior doors, gates, and windows.


Early Check-in and Late Check-out are based on availability, and cannot be confirmed until a few days prior.  Our maintenance team may have to complete repairs, and the home must be cleaned and inspected prior to next arrival. All this must take place in a very short time and we appreciate your patience and understanding. If we are unable to guarantee early check-in or late check-out, we ask you to book an additional day. Please, plan your travel accordingly.


Pets are not allowed unless specifically listed in the home's description. A non-refundable pet fee is required in addition to the refundable security deposit. We are not able to make exceptions with NON-PET homes. Many guests are highly allergic to pets and choose specific homes because they do not allow pets; many of the homeowners also have severe allergies to pets of any kind. If you are not sure whether the home you have chosen allows pets, please contact Real Estate Gizmo, Inc.


Any maintenance issue must be reported to Real Estate Gizmo, Inc as soon as possible. In the event of equipment malfunction within a rental property, Real Estate Gizmo, Inc will expedite repairs as quickly as possible, but cannot guarantee full performance. Any problems that arise during the rental period that do not constitute an emergency, as determined by Real Estate Gizmo, Inc., will be remedied during or after the rental period. The response is based on the severity of the problem, and is at the sole discretion of the maintenance company. From time to time, it may be necessary to close swimming pools and other amenities for maintenance purposes, and can require outside contractors to repair and/or replace equipment. Should a repairman make a call to a rental property and find the equipment is not in working order due to guest misuse, oversight or neglect, the fee for the service will be charged to the guest. No rent adjustments will be made for circumstances beyond Real Estate Gizmo, Inc.’s control. Ex. for malfunction or loss of use of equipment or amenities like internet, TV, appliances or pool/spa.Real Estate Gizmo, Inc., and the homeowner shall not be held liable for any inconvenience arising from outside construction or any temporary defects or stoppage in supply of water, plumbing, gas, electricity or other utilities.


Pools and spas are used at the Guest’s own risk, and no lifeguard is on duty. Diving, horseplay and running in the pool area is prohibited. Guests under 18 years of age must be accompanied by a responsible adult. It only takes a few seconds for a small child to crawl or run from the house and fall into the pool. If there are children in the travel party, the patio door must never be left open.Pool Service is scheduled for twice a week, mostly Tuesday and Friday. Due to wind and fallen palm fronds and leaves, the pool may need additional skimming. The guest can use the pool skimmer to remove the debris. 

An unheated pool will stay generally at about the average outdoor temperature. For the typical user, comfortable pool water temperatures are 78°F to 82°F. During the winter months, there will be days when the weather conditions will lower the temperature in the pool. The homeowner controls the temperatures. Real Estate Gizmo, Inc. is not responsible for pool and spa temperatures or malfunctions. No credit, discount and/or rate adjustments can be granted for items mentioned above.  Pool water should be no higher than 82°F (28°C) at any time.


A Real Estate Gizmo Information Binder inside the home will inform you of collection days. Your cart should be set out at the curb after 6PM the night before your scheduled pick-up day. The cart’s handles are facing away from the street. Carts must be brought in before midnight the day of pick-up. 


Real Estate Gizmo, Inc. are not in the business of taking security deposits.  It is not in our best interest, as we want our guests to feel comfortable and return to stay with us again in the future.  

A Security Deposit may be required at Real Estate Gizmo, Inc’s discretion. Tenant is responsible for damage caused by willful negligence and/or damage. If a security deposit is required (ex. during Sprink Break), the amount varies by property, the security deposit must be paid in your final payment. If the home is left damage-free, the security deposit will be returned to you.We are very understanding and know that accidents happen.  We will approach damage incidents on an individual basis.  You are required to fill out a Property Inspection Form upon arrival to acknowledge any existing issues upon arrival. It is not our intent to retain anyone's deposit; however, cost of any preceding acts, at Agent's discretion, shall be charged to Guest.

Our single-family vacation homes are located in residential neighborhoods. Any house parties or additional day guests are not permitted. The number maximum number of guests stated on the contract and inside the home, must be adhered to at all times during your stay. Any changes in the maximum number of guests stated on the listing must be reported to Real Estate Gizmo, Inc. in advance and may not be allowed. Parties are not permitted in any of our homes unless the home has been rented specifically for an event and an event fee has been processed.

*Security Deposits are returned to guests 7-10 days after check-out.  Please reach out to us on the 11th day after your departure if you have not received it.

All rental properties are individually owned and decorated. Items such as furnishings, appliances, equipment, style, quality, colors, etc. are provided solely by the owner. We strive for accuracy and current photos on our site, but at times the home owner may have made minor changes which don't reflect the displayed photo. Real Estate Gizmo, Inc does not accept liability for the aesthetic or functional perception of the rental properties contents and no rate adjustment will be made based on this.

Travel Insurance can offer a peace of mind for your upcoming vacation. If something goes wrong - if your trip is interrupted or if you have to cancel - you can recover some or all of your cost. This insurance covers cancellations due to "unforeseen circumstances" such as unexpected illnesses, deaths, or mandatory evacuations in the event of a hurricane. Once again, this plan is completely optional. Even with the best planning, trouble at home, accidents and medical emergencies are realities you can’t foresee.
